A. Mailboxes and parcel lockers are centrally located in the first floor elevator's lobby.
Q. What is your pet policy?
A.
The Diamond at Prospect allows 2 pet maximum per apartment. 120 lbs weight limit. Breed restrictions: Hounds, Akitas, Dobermans, Mastiffs, Rottweilers, and Pitbulls. Pets must be spayed or neutered and documentation from the vet is required. Dogs must be kept on a lease and cats must be kept indoors.
Q. What are the hot tub hours?
A. The hot tub is open 10 a.m. to 10 p.m. year round.
Q. Who should I contact for maintenance issues?
A. Call 303.295.3001 and follow the prompts to place a routine or emergency maintenance request.
Q. If I have on-premise, safety-related questions whom do I call?
A. Contact the Denver Police Department at 720.913.6010 or dial 911 for emergencies.
Q. When can I use the business center and what equipment is available?
A. The Business Center is 24-hours. You may use internet-accessible computers, printer and fax.
Q. When is rent due and where should it be deposited?
A.
Rent is due the first of each month with a three-day grace period
ending on the third. On the fourth day of the month a $50 late fee will
apply. On the fifth day a $10/per day fee will be assessed, which can
accrue up to $200/month.
Q. What is the deposit return policy?
A.
The security deposit is fully refundable provided the apartment is left
in proper condition which allows for normal wear and tear. See the
office for a handy checklist detailing the expectations.
Q. What are the required move-out procedures and notification requirements?
A.
Residents intending to move out are required to give a written notice
60 days prior to move-out. Residents are expected to leave the
apartment clean and in move-in condition minus reasonable wear and
tear. Further a forwarding address and phone number are required.

Q. What is the cost for resident parking?
A. Each unit gets one open spot with a lease. For an additional spot it is $60 for an open spot in the garage and $100 for a reserved spot. Our parking garage is connected to our building, so all parking is accessed through the building and vise versa.
